The object

Classic architecture with high quality materials in hip Berlin-Mitte. Haus Runge is located on a plot of approx. 354 sqm in Berlin-Mitte. The location is characterized by the typical Berlin block development with its interior courtyards. The existing building will be renovated from the ground up. In the course of the full renovation, the existing 6 floors, except for a commercial unit on the ground floor, will be converted into condominiums with modified floor plans. The result will be 14 condominiums and one commercial unit in art deco style with apartment sizes ranging from 59 sqm to 220 sqm and a clear ceiling height of 3 meters. The access core of the building with staircase and interior elevator, which provides barrier-free access to all floors (KG – 5th floor), will be newly constructed. In the passage to the courtyard in Runge- straße, which is also to be newly created, there will be a parking lot and bicycle stands. The inner courtyard will have a large green patio, which will offer the future residents enticing views. On the facades of the building facing the streets, bay windows will be newly constructed, while the facades facing the courtyard will be equipped with balconies with a view into the green area. The Energy Saving Ordinance (EnEV 2014), which came into force on May 1, 2014, will be implemented in the building design. With regard to sound insulation, the requirements of DIN 4109 will be applied.

The location

The house is located directly at Ko¨llnischer Park, a listed green area not far from the river Spree in Berlin’s Luisenstadt-Mitte district. The approximately one hectare large park was created in the 18th and 19th century on the area of former fortifications. On the area and in the surroundings there are buildings worth seeing from different centuries. The Gru¨nanlage, which is not clearly delineated, is surrounded by Wallstraße to the north, Am Ko¨llnischen Park to the east, Rungestraße to the south and Inselstraße to the west. On the western side, between the park and the street, there are some individual buildings and the Ko¨llnische Gymnasium. At the northern edge of the large area, facing the river, stands the building complex of the Ma¨rkisches Museum.
